Termite Issue
BSA Case Histories
Following are some case histories of Building Services Authority Disputes we have been involved in. Some we attend on behalf of builders, and others we attend on behalf of home owners. These Case Histories will be expanded as we go. The case histories with links in red are active.
Case History 4
Termites occurring to a home through a failing of the slab/footing joint (Tribunal judgement).
Case History 5
BSA Dispute on behalf of the builder. Repeated retrospective treatment by Amalgamated Pest Control with termites continuing, and Amalgamated referred the home owner to the BSA as they believed the termites were coming from an area of the builder's responsibility. Original termite treatment compromised by home owner. Amalgamated treatment found to be defective, and Amalgamated complete treatment properly and repair timber damage to the home.
Case History 6
Termites occurring to a major project builder home at 15 months old. Years later repaired under BSA insurance provisions.
Case History 7
Termites persistently occurring to a block of townhouses constructed by the same builder as Case History 4.
Case History 8
Termites prematurely occurring at a major project builder's ex display home. Treated and repaired by builder.
Case History 9
Termites occurring at a major project builder home. Treated and repaired by the builder.
Case History 10
Termites in a home built by the same builder as Case History 9. Slab/footing joint failure treated and repaired by the builder. Initial chemical protection under slab and perimeter not done properly. Some concerns as to standard of treatment and repairs. The pest controller engaged by the builder even drilled the shower tray, but the BSA inspector does not consider that something that should be repaired.
Case History 11
Termites in a home protected using post July 1995 termiticides with excessive mortar muck. Persistent treatment by original contractor failing and mortar muck still not removed. Pest controller now wanting home owner to spend $3,500.00 on retrospective Granitgard treatment to external perimeter as newer chemicals don't work very well. Granitgard treatment will fail too if applied with same attention to detail as chemical treatment.
Case History 12
Termites in a major project builder home most likely occurring from under an external slab laid by the builder. Their maintenance manager reluctant to return phone calls.
